An eco-conscious megamansion with views of the Las Vegas Strip has hit the market for $15 million.
Located in the "coveted" Ascaya community in the suburb of Henderson, Nevada, the newly built abode will set a record if it sells for close to its asking price—behind a 9,589-square-foot mansion that sold last month for $14.25 million in the same neighborhood, property records show.
The residence is both contemporary and cozy, combining clean lines and technology with natural materials like stone and wood, according to the listing with Melissa Tomastik and Kylie Lum of The Agency. It also boasts far-reaching views of the McCullough Mountain Range and Las Vegas Strip beyond, part of the reason it was named as the New American Home 2023.

"Ascaya is rapidly becoming a beacon for those seeking the pinnacle of high-end architectural design in a desert setting, carving its own distinctive path much like the famed ‘Bird Streets’ of Los Angeles," said Tomastik, director of sales at the Agency. "This home…is a prime example of the iconic architecture and sustainable design that defines Ascaya."
Helmed by Nevada-based LUXUS Design Build, the 8,211-square-foot residence has an open layout with disappearing windows to expand the floorplan and allows for indoor-outdoor living—complete with views of the mountains and nightlife below.
"We believe there is no distinction between the indoors and outdoors and this is showcased throughout," said Michael Gardner, principal at Luxus Design Build and the designer-architect of the residence. "The home is unique due the level of privacy achieved in both the interior and exterior spaces, while they are all open to the natural surroundings, both within Ascaya and the views beyond."
Los Angeles-based luxury furniture store MASS Beverly staged the abode, and furnishings are included.
Fire features and native plantings greet guests and residents at the entrance, where the dark wood clad door opens to views of the mountains through the great room, listing photos show. The main living area also has a dining area and chef's kitchen with bespoke cabinetry and a separate breakfast nook. A wall of windows disappears to reveal a second outdoor kitchen and dining area, and there's a courtyard that helps bring light into the house.

"The flooding of the indirect daylight through the interior living spaces is achieved by framing the views to the surroundings and the courtyard entry experience," Gardner said. "The fact that the outdoor spaces are extensions of the daylighted spaces truly has redefined how there is no true line between them."
The home boasts five bedrooms and seven bathrooms, with the main bedroom offering a private balcony, an infrared sauna, a kitchen and a marble bathroom, according to the listing.
Other amenities include a 452-bottle wine wall, a courtyard-adjacent home office, solar panels, LEED Platinum certification and a four-car garage.
